LONG LEASE TENANTS: 2-12 MONTHS
SHORT LEASE TENANTS: DAILY, WEEKLY, MONTHLY

Step 1 Register your interest

Step 2 Search Begins

  • With a clear understanding of your requirements you will receive a selection of properties to match your criteria.

Step 3 Accompanied Viewings

  • We can accomodate a time to suit you, convenient viewing after working hours and at a weekends.

Step 4 Selecting a property

  • Once you've identified a suitable property and supplied us with the details required, references will be applied for and your information will be forwarded to the unit owner for acceptance.

Step 5 Rental Paperwork & Requirements for Tenants

  • All tenants must provide a recent proof of income, letter of employment and reference from previous landlord/landlady.
  • Tenancy agreement once landlady confirms that they would like to proceed we will draw up the relevant paperwork, forming an agreement to be signed by both parties.

Step 6 Rent and deposit

  • Advanced rental payment is required prior to the commencement of the tenancy. A rental deposit is also required from the tenant. This will be reimbursed to you at the end of the tenancy, subject to the details of your agreement and the findings of the inventory check-out report.

Step 7 Completion

  • Congratulations, keys are now handed over and you can move in to your new home!
  • Inventory - An inventory of the contents and condition of the property is usually produced prior to commencement of the tenancy. This will be supplied to both landlady/landlord and tenant.

Step 8 End of Tenancy Agreement

  • Kindly inform us atleast 1 month before your tenancy aggreement expires, if you wish to extend your stay.

Utility Bills

  • Exclusive of Rent: Elecricity, Water, Personal DSL Internet and Landline.
  • Inclusive of Rent: Cable, Monthly Dues and Housekeeping.

Tenant Pre Screening

  • We carefully select and screen long term tenants, we may ask you to provide further references and income capability for our security.

  • We can accomodate a time to suit you, or any family member a convenient viewing after working hours and at a weekends.

Step 4 Selecting a property

  • Once you've identified a suitable property and supplied us with the details required. We will require a P5000 reservation deposit for us to be able to secure your booking dates.

Step 5 Paperwork upon move in

  • Short Term Guest are required to sign an Inventory list and to provide a photocopy of your recent valid Passport or Driver's License.

Step 6 Payments and Security Deposit

  • Full payment is require upon check-in, together with the security deposit requested by the unit owner. All Security deposit will be refunded in full as long as there were no damages done inside the unit.

Step 7 Cancellation Bookings and Reservations

  • Reservation is not refundable if you cancel your booking. We do not acccept last minute changes on your booking dates upon arrival (check-in). If you are unable to stay on the dates booked. You can not consume your P5,000 reservation for     (1 to 2 days stay). Bookings - we can not do refund if you have paid in full and unable to consume your stay on the dates booked.Due to our high demands on our bookings, you must understand once you made a booking we no longer offer the unit to any guest, therefore we can not do refunds on early check out and cancellation. 

Step 8 Checking-In

  • Welcome - On your arrival, we will be at the site to attend to you and hand you over the keys. You may request up to a max of 2 set of keys.
  • Check In: 14:00 (you may request for an early check in with free of charge depending on the availability of the rooms.

Step 9 Checking-Out

  • Check Out: 12 noon if you wish to check out later than 12 noon. Kindly inform us immediately. There will be an extra charge for your extension. You must inform us 30 mins. before your expected check out time, we will do the inventory check out lists, once no damages or missing items. Your security deposit will be refunded in full. Authority to moved out will be issued and must present this to the guard on duty.

Utility Bills

  • Inclusive: (Electricity & Water) However, we have experienced abused on electricity usage by some tenants, who leaves the electricity "ON" at all times even when not in use, for tenants to be more responsible. We have electricity allowance usage per week on your stay which is inclusive of your total rental rates. If you exceeded the amount allowed, you will be charged extra and this has to be paid in full upon check out.
    RESERVATION PAYMENT OPTIONS:
  • Western Union, Paypal, Xoom - Overseas International Clients.
    Note: Western Union charges handling fees. Paypal Charges 3.4% + P15 from the total amount. (if you consider using any of these merchants, you must cover all the extra charges upon sending the payments. Xoom - charges on time fees per transaction.
  • Lloyds TSB Bank - U.K. Clients Only.
  • Citibank and HSBC - International Bank to Bank Transfer.
  • BDO, Metrobank, BPI - Local Clients.
  • In Person - You can have a friend or relative pay the reservation on your behalf.

Once you have paid the reservation kindly inform us immediately. Payments made by western union and bank transfer will be issued a receipt via email within 24 hours upon payment. If you paid the reservation in person, a receipt will be issued. Let us know which ways of payment is convenient for you. We will send the bank details via email.
